New York Squared is featuring a two-bedroom apartment located in Astoria for $2,300. This recently renovated two-bedroom has a dining room area, open kitchen, and large living room. This two-bedroom is located on 31st Avenue and 41st Street in Astoria, approximately 5 minutes from the N/Q train and one block from the M/R train. This unit is also in a very centrally located area (one block form Steinway and one block from Broadway), but with the benefit of being on a quiet block.

No one knows better than New York residents about the joys of living in undersized apartments.  In fact, in a previous blog, New York Squared explored former Mayor Bloomberg’s proposal for the design of a “micro-unit” apartment.  The idea was to construct buildings that have apartments measuring 275-300 square feet, an amount smaller than what is allowed by current regulations.  But Graham Hill, an entrepreneur and found of, has come up with an environmentally friendly way of offering New York City residents a beautiful and functional 420 square foot apartment.

As you can see in this video at first glance, Mr. Hill’s project appears to be a small studio.  But within the small area, there are approximately eight functional spaces.  The living room and the office become the bedroom with a simple tug of the bookshelf.  What is impressive is that the shelf on the “murphy bed” wall actually remains a shelf once pulled down.  If you open one of the closets, you will find ten stackable chairs that go around a telescopic dining table for large dinner parties.  There is also an entire guest room with bunk beds and a closet is revealed behind wall that slides out on tracks.  The apartment also boasts a well-equipped kitchen and bathroom.

Remember when apartment-hunters would escape the seemingly overpriced Manhattan market and look for more affordable housing in Astoria? Well, according to some, those days are over. The Daily News published an article yesterday “Astoria no longer a middle-class enclave as housing prices soar.” In that article, the Daily News concluded that “Average sales prices for one-bedroom condos in Astoria crossed the $400,000 precipice for the first time….One-bedroom condos shot to $403,000 in the fourth quarter of 2013, up from $388,00 a year earlier.” In fact, the average price of an Astoria single family home has gone up as well, from $359,000 to $480,00, according to the Real Deal.


But does this mean that it is unlikely to find a one-bedroom unit in Astoria for less than $400,000? Does it also mean that there Astoria does not offer apartments that are more affordable than Manhattan? Untrue. A quick search on Street Easy shows that there are currently a little more than a dozen apartments listed for less than $400,000, ranging from 400 square feet to 1,100 square feet. Moreover, there are almost 90 one-bedroom apartments available, which are as large as 900 square feet.

Bottom line: for those nest-seekers looking for a larger apartment, more affordable apartment (with a quick commute into the city), Astoria may still be a viable option despite the uptick in prices.
